Terms and Conditions

Welcome to Reserve Raton Properties! By booking and staying at our properties, you agree to comply with the following terms and conditions. Please read these carefully as they outline the responsibilities and rights of both parties.

1. Reservations and Payments

  • All reservations require a valid credit card to secure the booking.

  • A deposit of 50% is required at the time of booking, with the remaining balance plus any extra charges incurred during your stay will be due on the day of checkout. 

  • For direct bookings full payment will be collected at the time of booking any additional charges incurred will be billed on the day of checkout.  

  • Payments can be made via the Guesty Booking Engine or other approved methods as specified during the booking process.

2. Cancellation Policy

  • Cancellations for one and two night stays made more than 5 days before check-in will receive a full refund of the deposit.

  • For longer reservations (two or more days) cancellation must be made 10 days in advance to receive a full refund. 

  • Cancellations made within 5 days of check-in date will forfeit the deposit.

  • No-shows or early departures are non-refundable.

3. Check-In and Check-Out

  • Check-in time is from 3pm, and check-out time is by 11 am.

  • Early check-in and late check-out may be accommodated upon request, subject to availability and an additional fee.

4. House Rules

  • All guests must treat the property and its contents with care and respect.

  • Smoking is strictly prohibited indoors.

  • Pets are allowed only in designated pet-friendly properties and must be approved at the time of booking. An additional fee may apply.

  • Quiet hours are from 9 pm to 9 am to ensure a peaceful environment for all guests.

  • Any damages caused by guests or their pets will be assessed and charged to the responsible party.

5. Liability

  • Guests are responsible for their personal belongings during their stay. Reserve Raton Properties is not liable for loss, theft, or damage to personal property.

  • Use of the property’s amenities, including but not limited to outdoor areas, is at the guest’s own risk.

6. Additional Charges

  • Guests may be charged for excessive cleaning or property damage beyond normal wear and tear.

  • Lost keys or access devices will incur a replacement fee of $ 50.

7. Special Requests

  • Any special requests (e.g., extra beds, event setups) must be communicated and approved in advance. Additional charges may apply.

8. Occupancy Limits

  • Each property has a maximum occupancy limit, which must be adhered to. Exceeding this limit without prior approval may result in immediate termination of the stay without a refund.

9. Local Attractions and Services

  • Reserve Raton Properties is conveniently located near several local attractions. While we strive to provide accurate information, we are not responsible for any changes or disruptions to third-party services or events.

10. Force Majeure

  • Reserve Raton Properties is not liable for cancellations or disruptions caused by events beyond our control, such as natural disasters, government actions, or other unforeseeable circumstances.

11. Modifications and Updates

  • These terms and conditions are subject to change. Guests are encouraged to review the terms before booking to ensure they are aware of any updates.
